Crescent Communities Construction is seeking a Project Manager to join our team. Crescent Communities is a self-performing Developer/Builder with offices across the United States. The ideal candidate is a construction professional who has experience building surface parked wood frame and structured parking podium mixed-use wood frame multi-family projects in excess of $35MM. The Project Manager is CMC's main representative at the jobsite. Their primary role will be administrative while providing leadership for the project team in meeting the given project budget and timeframe. The PM will also act as the key single point of contact for our clients throughout the process.


JOB SUMMARY

ESSENTIAL FUNCTIONS

  • Assist Estimating in preconstruction activities and through the finalization of the GMP.
  • Review and redline project plans, requirements, and specifications.
  • Create detailed scopes of work that outline the requirements of the project documents as part of the procurement process.
  • Selection and procurement of subcontractors in a timely manner.
  • Ensure all materials and equipment are delivered to the jobsite in a timely manner.
  • Monitor the project status for schedule, cost, quality and procedure.
  • Manage, analyze and accurately forecast project costs.
  • Oversee the subcontractor and owner pay application process.
  • Manage the RFI, submittal, and change order processes.
  • Partner with the Project Superintendent to ensure project success.
  • Create, manipulate, monitor, and update the project schedules and logistics.

Desired Skills and Experience

  • 5+ years of experience (preferably in wood-frame multifamily construction).
  • Depending upon the project size, scope, and complexity the years of experience may vary.
  • Demonstrate leadership skills with ability and willingness to face challenges, solve problems, and motivate others, while maintaining effective relationships with customers by meeting or exceeding their requirements and expectations.
  • Supervise, mentor and develop direct reports.
  • Ability to clearly, effectively, and accurately communicate processes, procedure, timelines, and budgets with a diverse array of customers, coworkers, and subcontractors.
  • Demonstrate solid presentation and written skills.
  • Demonstrate proficiency using a personal computer and company communication tools, such as email, internet, Microsoft Office, Visio, BlueBeam, and Procore (project management software).
  • Ability to build relationships with owners, architects, engineers, consultants, and subcontractors that lead to positive outcomes.
  • Excellent team player.
  • Ability to maintain focus while working at a high level within a quickly paced environment.
  • Ability to shift focus and re-prioritize in response to specific problems that arise.
  • Ability to effectively organize, plan, and manage multiple activities to accomplish desired results.

PHYSICAL DEMANDS

  • Communicate and converse to exchange information
  • Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations
  • Seeing to read a variety of materials
  • Must be able to remain in a stationary position for extended periods of time
  • Must be able to transport 10-25 lbs. (computer, files, etc.)
  • Move about the office to access file cabinets, office machinery, etc.
  • Ability to work under stressful, fast-paced conditions

  • Professional office environment
  • Flexible working hours are M-F, 8:00am - 5:00pm (alternate schedule may apply)
  • Must have reliable transportation

OTHER DEMANDS
